When space is tight  a loft conversion can some times be an economic alternative to building an extension. or indeed moving home.

You may require an additional bedroom, or bedrooms, for a growing family; you are considering working from home and need a seperate office space; or you might be thinking of a children's playroom .

 

What ever the reson for wanting to convert your loft,  we have considerable knowledge and experience to  maximise the potential of this untapped space.

Our Architect's fee for a loft Conversion range between start at £900 to £1,100 depending on complexity.

Building Warrant Application  costs are  based on a sliding scale depending on the construction costs of extension: see ready reconer below (eg 25msq  extension = 25 x £1600 = £40,000 

An additional Advertising Fee (may be necessary where neighbouring land is vacant).

Statutory costs payable to Local Authority.

 

 

Planning Consent:

There is no requirement for a Planning Application to be made if what is proposed are roof windows for light and ventialtion, such as Velux windows.

On the other hand if the conversion requires  one or two dormers, then Planning Consent will be necessary and a fee of £300 will be required to be submitted with the Planning application.

 

 

 

 

 

 

Architect's fees. payable on completion of Design Stages as described in the offer and terms and conditions:

Planning Drawings and Application only

All inclusive (excluding on-site Inspections):

Drawings and Planning Application); Building Warrant Drawings, minor structural calculations, Heat loss calculations,  and Application Form (for a single storey extension  up to 40 msq of additional space)

Structural Engineer SER certificate / Calculations (where required by Local authority)

Civil Engineer: soil reports etc. (as may be required by Local Authority

For purpose of estimating Building Warrant Application costs Local authorities will accepts Construction costs of around £1,200 per square metre of loft converted. These are based on main contract costs  published by the Royal Institute of Chartered Surveyors (R.I.C.S.) Such costs do not take into account any discounts which a builder might offer.

 

Estimate of bulding costs  can be given at consultation.

BUILDING CONTROL SCALE OF FEES: FOR BUILDING WARRANTS

 From= £900

Though rare for a single storey extension additional consultants costs, may include:

PLEASE NOTE: "Permitted Development" means  in certain cases  a formal Planning Application is not required. If a single storey extension meets all the criteria for permitted development then no Planning Fee is necessary and no Planning Application needs to be submitted.

As the same number of drawings require to be carried out: the Architet's fee is unaltered whether Planning is required or not.

 

Where a client wishes only to apply for Planning Permission,  (for instance to increase the value of a property) then the costs for a survey and drawings are as given above = £450
